Bockasjö has signed a lease agreement with one of the world’s foremost global logistics companies for the lease of 13,500 square metres of a new logistics building at Hisingen.

The property has an overall leaseable area of 24,300 square metres where the tenant retains the option of leasing the remaining area. The property was put into service on 1 March 2018.  The new logistics building is property number one in the land area of Hisingen, which Bockasjö acquired in the spring of 2015.

In addition, Bockasjö has signed an agreement with a multinational supplier to the automotive industry. The company will be leasing some 15,000 square metres of Bockasjö’s property number three, which is currently under construction, with an option to lease the remaining area. The property has a leaseable area of 26,350 square metres which will be ready for occupancy in the autumn.

Property number two which covers some 27,000 square metres, and has the Volvo Car Corporation as a tenant will be completed in May, and the construction start for the fourth property has been set to the summer of 2018.

These four logistics buildings mean that Bockasjö has so far utilised 100,000 square metres of leaseable area of the 310,000 square metre land area acquired in 2015.

Bockasjö is currently in a robust phase of expansion. In addition to the four buildings at Hisingen, Sweden’s most modern parcel and postal terminal has just been completed in Örebro with a leaseable area covering 27,000 square metres along with a new postal terminal of 5,000 square metres in Västerås, both having PostNord as their tenant.

The ongoing construction work together with two land works at Landvetter Airport and Hisingen represent an overall investment of SEK 1.5 billion.

“Demand for logistics buildings is sharply on the rise. This is due in part to the growing volume of e-commerce, but is also down to the phasing out of older buildings that are being replaced with new ones,” says Joakim Hedin, CEO of Bockasjö.

Based in Borås, the Bockasjö Group operates in property management and development projects that are focused on warehousing and logistics in Scandinavia. The Group is owned equally by Joakim Hedin and Paul Frankenius.

In February 2016, the property group Bockasjö and the occupational pension company Alecta formed a new joint property company, Logistikfastigheter Sverige AB that focuses on the ownership and management of logistics properties. The current stock totals some 300,000 square metres, which includes the properties being constructed in 2018. The company is owned equally by Alecta and Bockasjö.

The objective is to generate a sizeable stock of logistics properties in strategic locations in Sweden and across the rest of Scandinavia. The new facilities that are under construction will be taken over by Logistikfastigheter Sverige AB once the acquisition is complete.
