Record deal – Logistikfastigheter sells for SEK 3.8 billion to new owners

Bockasjö AB and occupational pension company Alecta are selling their entire holding in their jointly owned Borås-based company, Logistikfastigheter Sverige AB. The company, formed in the spring of 2016, is being acquired by American company Prologis Inc, whose European fund Prologis European Logistics Fund (PELF) is buying the shares. Prologis Inc is one of the world’s largest owners of logistics properties.
Logistikfastigheter Sverige owns 11 properties with a leasable area of 295,000 square metres. The properties are located in Helsingborg, Hisingen (Gothenburg), Gothenburg Landvetter Airport, Örebro, Västerås, Eskilstuna and Arlandastad. The underlying property value of the deal is SEK 3.8 billion, which is a new record level in Sweden.
“When Alecta and Bockasjö formed Logistikfastigheter Sverige AB in 2016, our common goal was to build up a stock worth 3 billion within five years. We have achieved that goal in half the time, and we have also seen a strong value development in the last three years. When we were presented with the opportunity to sell to one of the world’s largest companies in the sector – Prologis, we felt that the timing was right,” says Joakim Hedin, CEO of Logistikfastigheter Sverige AB and CEO of Bockasjö AB.
“The stock that has built up within Logistikfastigheter Sverige AB is among the best on the market – the properties are of the highest quality, located at the best logistics sites with AAA tenants. The market situation and the fact that our common goal has been met contributed to the decision to sell the Group,” says Thomas Dansk, Chairman of the Board of the jointly owned company Logistikfastigheter Sverige AB, and Asset Manager at occupational pension company Alecta.
