Logicenters acquires logistics properties for over SEK 2 billion from Bockasjö, Kilenkrysset and Kilenkrysset Sweden

Bockasjö, Kilenkrysset and Kilenkrysset Sweden are selling five properties with a total leasable area of approximately 120,000 square metres and land of 16,000 square metres with an underlying property value of just over SEK 2 billion to Logicenters. Four of the properties included in the acquisition are located in Rosersberg with Åhléns, Kicks and Sellpy as tenants. The land measuring 16,000 square metres consists of expansion land adjacent to the Åhléns property, allowing for the construction of additional logistics space of approximately 12,000 square metres. The fifth property is a vacant property with 20,400 square metres of leasable area under construction in Eskilstuna Logistikpark.
The property that Åhléns is leasing comprises 37,500 square metres of leasable area and was completed in December 2021. The Åhléns property includes an adjoining plot of 16,000 square metres that allows for the potential construction of additional logistics space of approximately 12,000 square metres.
Two properties leased to Kicks and Sellpy are being built in the same area. The properties will be ready for occupation on 1 September this year and have a leasable area of 41,481 square metres and 20,400 square metres respectively.
In Eskilstuna Logistikpark, Bockasjö is constructing a vacant logistics property with 20,400 square metres of leasable area that will be completed by the end of the year.
The Åhléns property and land are accessible immediately. The Kicks and Sellpy properties will be occupied from 1 October this year and the Eskilstuna property will be occupied by spring 2024.
The properties in Rosersberg are close to the E4 motorway, Arlanda Airport and Stockholm, which provides great opportunities for companies that want to locate their logistics operations in the area. In addition, the majority of the properties are Breeam-certified and generate green electricity using solar panels.
“We are extremely proud and happy about our acquisitions in Rosersberg and Eskilstuna. The collaboration with Bockasjö, Kilenkrysset and Kilenkrysset Sweden has been excellent. These three companies are developing properties that are in line with our business, which we see as being extremely positive. This is one of Logicenter’s biggest transactions in Sweden and we look forward to further consolidating our presence in these attractive areas. It will be exciting to work with existing businesses and to welcome new tenants who want to run efficient logistics operations,” says Matthias Kettelhoit, CEO of Logicenters.
“The deal we are currently concluding with Logicenters, Bockasjö and Kilenkrysset Sweden is strong proof that good relationships, excellent cooperation and professional creativity in the form of construction and development lead to positive opportunities for property owners and tenants alike. I have strong confidence that Logicenters will manage these properties very well, as they have done in our previous dealings. I am very positive about the future,” says Jan Persson, CEO and owner of Kilenkrysset.
“This deal is a sign of strength in a difficult market. Logicenters has the capacity and power to carry out a major business transaction at a time when many are hesitant – that’s impressive. The properties we are selling are state-of-the-art and have been designed to a high environmental standard with solar panels installed on all four properties. They are also located in strategic logistics centres – Rosersberg and Eskilstuna. Logicenters is a major professional owner of logistics properties with a significant portfolio, which guarantees that the properties will be well managed,” says Joakim Hedin, CEO of Bockasjö AB.
“It is very positive that Logicenters is the new owner of the property that we have built together with Bockasjö. The property where Sellpy is a tenant has all the facilities needed for a modern and climate-smart building,” says Annika Persson, CEO and owner of Kilenkrysset Sweden.
